Welcome to Westfield Park, a newly built residential park home community situated in the charming village of Acaster Malbis, just five miles south of the historic city of York. Located alongside the established Mount Pleasant Park, Westfield Park offers a beautiful and tranquil countryside setting combined with the convenience of easy access to York's world-class amenities — a truly enviable combination for those looking to enjoy retirement to the full. Location & Local Attractions Acaster Malbis is a picturesque and peaceful North Yorkshire village set along the banks of the River Ouse, offering a genuine sense of rural community life whilst remaining within easy reach of one of England's most celebrated cities. Everyday essentials and groceries are readily available in the nearby villages of Bishopthorpe and Copmanthorpe, just a short and scenic drive along quiet country lanes. Local highlights include: • St John the Baptist Church — A beautiful and historically significant 12th-century church featuring a distinctive octagonal tower and notable medieval architecture. A landmark at the heart of the village and a wonderful example of North Yorkshire's rich ecclesiastical heritage. • Acaster Malbis Village Hall — A welcoming community hub hosting a varied programme of events, meetings, and activities throughout the year — an ideal way to meet fellow residents and become part of village life from day one. • The Ship Inn — A traditional and much-loved village pub serving as a natural social hub for the local community. Whether for a quiet lunch, an evening meal, or simply a relaxed drink, it embodies the very best of English village hospitality. • Riverside Walks — The village enjoys a wonderful position along the River Ouse, with scenic riverside paths offering peaceful walking and the chance to enjoy the surrounding countryside, wildlife, and ever-changing seasonal scenery right on the doorstep. • York Racecourse — One of England's most prestigious and historic racecourses, hosting a full programme of race meetings throughout the season and just a short drive from the park — a wonderful day out for racing enthusiasts and newcomers alike. • York City Centre — Just five miles away, the magnificent city of York needs little introduction. From the soaring Gothic splendour of York Minster and the ancient City Walls to the medieval lanes of the Shambles and the world-renowned National Railway Museum, York offers an extraordinary depth of history, culture, shopping, and dining that few British cities can match. For residents of Westfield Park, it is quite simply on the doorstep. Park Home Living — A Smarter Way to Downsize Westfield Park offers a wonderful opportunity to embrace the many benefits of residential park home living in one of North Yorkshire's most attractive village settings. For those considering a move in retirement, it is a decision that rewards careful thought — and one that a great many people look back on as among the best they ever made. The financial advantages are often considerable. Park homes are typically priced significantly below comparable conventional properties, and at Westfield Park homes start from £130,000 — making it possible for many buyers to release meaningful equity from their existing home. Those funds can be put to excellent use: enjoying retirement more fully, supporting family, clearing outstanding commitments, or simply providing the financial breathing room that makes life easier and more enjoyable. To make the transition as smooth as possible, we offer a tailored Assisted Sale scheme that allows you to move into your new park home with a small deposit while we manage the sale of your existing property on your behalf — removing much of the stress and uncertainty that can otherwise accompany a house move. Running costs are lower too. Council Tax at Westfield Park is charged at Band A — the lowest available rating — and the modern, well-insulated design of park homes typically results in reduced utility costs compared to older or larger conventional properties. Combined with lower maintenance requirements and more manageable outdoor spaces, the overall cost of living is often substantially reduced. All residents at Westfield Park are protected under the Mobile Homes Act 1983 (as amended in 2013), providing a robust and well-established legal framework that ensures genuine security of tenure and lasting peace of mind. Park home living is not a compromise — it is a considered and increasingly popular lifestyle choice that consistently delivers an improved quality of life.
